It’s 6:30 p.m. on a lazy Sunday evening. You’ve finished dinner, washed the dishes and settled in front of the television, when the telephone rings. Your REALTOR® has an opportunity to show your home to an out-of-town buyer who’s stopping by a few more properties before catching a late flight out of town. Should you hang around while the buyers go through your home?

Tips for Selling

Our local real estate market is relatively a strong market.  It is strong because we have steady buying demands pushed by low interest rates.  It is viewed by some in the business that our current market is a seller’s market, but the truth is, in many respects, our market is natural and does not favor either buyer or seller.  If our market favored the seller, as some are representing, we would be seeing huge increases in home values.  In fact, we are seeing modest value increases.  So as a seller, you need to still consider how to increase your home’s selling appeal.

Which Repairs Should You Make Before the Sale?

If you’re preparing to place your home on the market, it’s inevitable that you’ll need to make a couple of minor repairs and or slight improvements before that “For Sale” sign can be driven into the front yard.

Little projects, like a fresh coat of paint, require little time and money but can make your home more attractive — and more attractive homes are likely to sell faster and for more money.

But what if an item needs to be repaired?  Something that doesn’t jeopardize anyone’s health or safety — a problem of the “out of sight, out of mind” variety. Should you simply disclose it and leave the buyer to deal with the problem? Or should you address it before placing your home on the market?
